Contained Mold Remediation in Southlake

A primary bathroom and adjoining closet required a defined remediation work area, careful material removal, and an assessment before the mitigation phase could close.

The situation.

The Southlake project involved affected materials around a primary bathroom and closet. The work needed to be separated from the surrounding living space, while fixtures, flooring, and access routes were protected.

Coyote’s field records describe a staged scope: establish containment, remove affected porous materials, clean the exposed work area, maintain air filtration, and coordinate the post-remediation assessment. This was a remediation project, not a photographed finish-out or remodel.

The documented scope.

  1. Define and protect the work area

The crew established a contained work zone with controlled access, covered adjacent surfaces, and protected the flooring along the work route.

  2. Remove affected material and clean

Affected wall material was removed within the documented scope. The exposed framing and work area were cleaned and treated, with HEPA cleaning and air-filtration equipment recorded in the field notes.

  3. Coordinate the post-remediation assessment

A mold assessment consultant evaluated the remediation. The project file contains a Certificate of Mold Damage Remediation signed by both the contractor and consultant.

  4. Document the handoff

Field notes record removal of the containment and air scrubber, followed by a final walkthrough. The completed remediation documentation was retained in the project file.

Recorded outcome

A documented remediation closeout.

The project file contains a signed Certificate of Mold Damage Remediation dated March 21, 2025. That is the documented outcome of this case: completion of the scoped remediation and the associated assessment documentation.

The certificate describes the conditions and work assessed for this project. It is not a guarantee against future moisture or mold, and the photos do not claim that reconstruction was complete.
